Project Analyst
We are looking for a Development Finance Analyst/Manager to support complex real estate development initiatives in Louisville, Kentucky. This role blends project coordination with financial evaluation, helping guide projects from early planning through construction completion and operational handoff. The ideal candidate brings strong analytical skills, sound judgment, and the ability to work effectively with cross-functional teams, external partners, and funding stakeholders.
Responsibilities:
• Build and update financial models, project budgets, cash flow forecasts, and sources-and-uses summaries to inform planning and investment decisions.
• Assess project viability through underwriting, scenario analysis, and sensitivity testing, then present practical recommendations on financing and execution strategies.
• Oversee assigned development efforts from initial concept through completion, tracking timelines, deliverables, compliance obligations, and major project risks.
• Organize due diligence activities such as market research, environmental reviews, site evaluations, appraisals, and third-party reporting needed for project advancement.
• Coordinate architects, engineers, consultants, contractors, lenders, investors, and public agencies to keep projects moving efficiently and aligned with requirements.
• Partner with construction and operations stakeholders to monitor progress, address issues, review change impacts, and support a smooth transition into stabilized operations.
• Prepare leadership updates, presentation materials, and project status reporting that clearly communicate financial performance, milestones, and key decisions.
• Manage funding disbursement processes by reviewing draw packages, payment support, and expenditure documentation to ensure accuracy and adherence to lender and investor standards.

Qualifications:
• 5+ years of experience in project analysis, development finance, real estate development, or a related field.• Demonstrated ability to perform financial modeling, underwriting, budgeting, and ad hoc quantitative analysis for complex projects.
• Working knowledge of construction processes, including schedule tracking, cost monitoring, and coordination with project delivery teams.
• Experience managing multiple stakeholders and maintaining momentum across projects with competing deadlines and priorities.
• Strong analytical, organizational, and problem-solving skills with close attention to detail.
• Proficiency in preparing reports, presentations, and concise recommendations for leadership and external partners.
• Ability to interpret project documentation, funding requirements, and compliance expectations tied to development activities.
Compensation
