Property Management Specialist - Level 2

Raleigh, NC 27603, US Temporary
Compensation: $20 to $21 Hourly

This Long-term Contract position focuses on financial coordination, tenant and vendor support, and administrative oversight that helps keep building operations running smoothly. The role is fully onsite and offers the opportunity to work closely with property leadership on billing, contracts, compliance tracking, and routine property accounting activities.


Responsibilities:

• Process invoices and support accounts payable activities by reviewing charges, assigning appropriate coding, and submitting documentation for payment processing.

• Draft and maintain service agreements, recurring billing forms, and lease-related summaries for management review and approval.

• Monitor monthly utility billing for services such as electric, gas, water, sewer, and irrigation, and ensure records are accurately tracked and updated.

• Prepare tenant chargebacks and other billing packages while helping confirm taxes and operating expenses are allocated correctly.

• Track certificates of insurance and vendor documentation to help maintain compliance with company standards and lease obligations.

• Communicate with tenants and vendors regarding routine requests, scheduling, billing matters, and follow-up on outstanding balances.

• Maintain property management records, spreadsheets, and supporting documentation related to contracts, financial activity, and compliance requirements.

• Assist with vendor onboarding by collecting required tax forms and preparing documentation needed to establish new suppliers.

• Partner with the property manager on monthly accounts receivable reviews and support additional operational or financial tasks as needed


Qualifications:

• 1-2 years of experience in commercial property management or a closely related property operations support role.
• Working knowledge of property-level accounting, including invoicing, accounts payable, and billing support.
• Experience using property management systems such as MRI or similar platforms, with the ability to navigate financial and operational records efficiently.
• Proficiency with Microsoft Office Suite, especially Excel for tracking, reporting, and maintaining organized records.
• Bachelor’s degree required.
• Strong attention to detail and the ability to manage multiple administrative and financial tasks accurately.
• Clear written and verbal communication skills for effective interaction with tenants, vendors, and internal stakeholders.

Compensation

$20.00-$21.00 Hourly
