Commercial Property Manager
We are looking for an experienced Commercial Property Manager to oversee a portfolio of commercial properties in San Diego. This contract to hire opportunity is ideal for a detail-oriented candidate who understands day-to-day property operations, tenant relations, leasing support, and financial oversight within a commercial real estate environment. The role works closely with the Director of Property and requires someone who can balance service, organization, and sound business judgment across multiple boutique-style assets.
Responsibilities:
• Oversee daily operations for an assigned commercial property portfolio, ensuring each site is maintained, compliant, and operating effectively.
• Serve as a primary contact for tenants by addressing questions, coordinating move-ins and move-outs, and resolving property-related issues in a timely manner.
• Maintain accurate lease and tenant records by preparing lease summaries, updating key terms in property management software, and tracking critical dates such as renewals, expirations, and rent adjustments.
• Perform routine site inspections and compile monthly property updates that summarize operational conditions, tenant activity, and notable property needs.
• Support the financial performance of the portfolio by assisting with budgets, reviewing expense activity, processing invoice approvals, and helping with reconciliations and cash flow-related reporting.
• Coordinate vendor services for maintenance, repairs, and property improvement work, including gathering proposals, comparing bids, and monitoring service quality.
• Review insurance documentation and service agreements for tenants and vendors to help maintain compliance with lease and operational requirements.
• Assist with leasing activity by showing available spaces, preparing marketing information for listings, running market comparison reports, and supporting application and letter-of-intent processing.
• Provide support for capital improvement and tenant improvement projects while helping ensure work is completed according to scope, schedule, and property standards.
Qualifications:
• At least 3 years of property management experience, including hands-on exposure to commercial real estate assets.
• Active California real estate license is preferred.
• Working knowledge of lease administration, tenant relations, vendor coordination, and property operations.
• Ability to read and interpret financial information such as operating expenses, reconciliations, budgets, and cash flow statements.
• Experience reviewing contracts, lease documents, certificates of insurance, and related compliance materials.
• Proficiency with Microsoft Office applications, especially Outlook, Word, and Excel.
• Familiarity with property management and real estate platforms such as AppFolio, CoStar, and LoopNet.
• Strong organizational, communication, and problem-solving skills with the ability to manage multiple priorities effectively.
