Property Administrator
Responsibilities:
• Lead the daily administration of the assigned property, ensuring residents receive quality housing in a secure and well-managed environment.
• Supervise onsite team members by supporting hiring efforts, coordinating training, guiding performance, and addressing workplace concerns as they arise.
• Maintain compliance with applicable housing regulations, Fair Housing standards, Section 504 guidelines, and established company policies and procedures.
• Oversee applicant and resident file management, including waiting list administration, move-ins, recertifications, and documentation accuracy.
• Coordinate maintenance and service activity by assigning work, tracking completion timelines, and supporting preventative upkeep plans for the property.
• Partner with vendors, internal departments, and external stakeholders to complete repairs, site improvements, inspections, and other operational priorities.
• Prepare the property for audits and inspections by organizing required records, reviewing readiness checklists, and ensuring supporting documentation is readily available.
• Manage property finances through rent collection oversight, deposit tracking, budget monitoring, and review of receivables, delinquencies, and occupancy performance.
• Support leasing and marketing efforts by promoting available units in accordance with approved plans and all relevant federal, state, and local requirements.
Qualifications:
• High school diploma or equivalent required.• At least 1 year of experience leading or supervising staff required.
• Previous experience in property management is preferred; a real estate license or Certified Property Manager credential is a plus.
• Familiarity with affordable housing programs such as HUD, Section 8, or Tax Credit environments is preferred.
• Proficiency with Microsoft Office 365 and the ability to learn additional business systems quickly.
• Working knowledge of financial processes such as accounts payable, accounts receivable, billing, budgeting, and recordkeeping.
• Experience using business platforms such as CRM tools, accounting systems, JD Edwards EnterpriseOne, or related management software is preferred.
• Strong organization, attention to detail, time management, and deadline management skills are required.
