Occupancy Specialist

Newport, RI 02840, US Contract
Compensation: $21 to $23 Hourly

We are looking for an Occupancy Specialist to support housing program compliance and resident interactions in Newport, Rhode Island. This contract opportunity with potential for a permanent role is ideal for someone who combines strong customer service skills with hands-on experience in tax credit and subsidy-related documentation. The person in this role will help manage recertification activities, gather and verify required records, and maintain accurate resident information within property management systems.

Responsibilities:
• Manage annual and interim recertification activities by reviewing timelines, preparing files, and ensuring each case is completed accurately and on schedule.
• Meet with residents to explain occupancy requirements, collect necessary documentation, and answer questions with professionalism and clarity.
• Obtain and organize required forms from tenants and external verification sources to support compliance with housing program standards.
• Review resident files for completeness and accuracy, identifying missing information and following up to resolve discrepancies.
• Enter resident, income, and eligibility data into software systems while maintaining detailed and reliable records.
• Support compliance efforts related to tax credit and subsidy programs by applying program rules to documentation and file processing.
• Coordinate the closeout of recertification files and confirm that all supporting materials are properly recorded and retained.
• Provide responsive service to residents and internal stakeholders while handling sensitive information with care and discretion.

Qualifications:

• Experience working with Low-Income Housing Tax Credit (LIHTC) or similar affordable housing compliance programs.
• Knowledge of tax credit recertification processes, resident eligibility review, and subsidy-related documentation.
• Strong attention to detail with the ability to manage paperwork accurately and meet deadlines.
• Customer service experience involving direct interaction with residents, tenants, or clients in a service-focused setting.
• Proficiency with data entry and order or record management in computer-based systems.
• Ability to gather, review, and track documentation from multiple parties while maintaining organized files.
• Strong written and verbal communication skills for resident interviews, follow-up, and documentation review.

Compensation

$21.00-$23.00 Hourly
