Property Manager
Responsibilities:
• Oversee assigned properties with a focus on financial stability, sustained occupancy, and adherence to program and lease requirements.
• Manage applicant pipelines by maintaining active waitlists, removing outdated entries on a regular basis, and guiding prospective residents through the application process.
• Coordinate new lease activity from initial application through move-in, including resident communication, documentation review, and completion of required leasing records.
• Monitor vacancy levels closely and take timely action to support leasing goals through outreach, property presentation, and market-aware rental strategies.
• Administer lease renewals, annual recertifications, and subsidy-related documentation while keeping physical and digital tenant files complete and audit-ready.
• Build productive relationships with housing agencies, voucher administrators, and other external partners to support approvals, payments, and ongoing compliance.
• Work alongside maintenance teams to help ensure service requests, inspections, preventive maintenance, and apartment turnovers are completed within established timelines.
• Conduct routine property walks to identify appearance, safety, and maintenance concerns, and follow through to help preserve the quality of each community.
• Address resident matters such as transfer requests, accommodation requests, and general concerns with a strong customer service mindset.
• Collaborate across internal departments and contribute ideas, process improvements, and operational support that advance broader property management goals.
Qualifications:
• 5+ years of experience in property management, including residential or mixed-property environments.• Strong working knowledge of leasing operations, occupancy management, recertifications, and resident file administration.
• Experience supporting affordable housing or regulated programs, including HUD-related compliance activities.
• Familiarity with both residential and commercial property management practices is preferred.
• Proficiency with Yardi and other property management or applicant tracking platforms.
• Ability to coordinate effectively with residents, vendors, housing partners, and cross-functional internal teams.
• Strong organizational skills with the ability to maintain accurate records and manage multiple priorities at once.
• Commitment to clear, detail-focused communication, customer service, and safe property operations.
