Facilities Assistant

Alpharetta, GA 30004, US Contract
Compensation: $40.86 to $45.23 Hourly

We are seeking a Subcontractor Manager to develop and manage a nationwide network of service providers supporting facility maintenance across multiple markets. This role is responsible for ensuring strong vendor coverage, service quality, compliance, competitive pricing, and timely execution of maintenance-related work. The ideal candidate will have experience managing vendor relationships within facilities, property management, field services, construction services, or maintenance operations environments.


Vendor Network Development:

Build and maintain a experience in network of subcontractors and service providers across multiple trade categories, including: General Maintenance, Electrical, Plumbing, HVAC, Flooring, Interior and Exterior Repairs, Landscaping, Pressure Washing, Painting, Emergency Response Services

Identify service gaps and recruit providers in underserved geographic markets.

Develop sourcing strategies to support expansion into new regions and locations.

Maintain sufficient vendor depth to ensure service continuity and responsiveness.


Vendor Compliance & Qualification:

Conduct vendor onboarding and qualification, including: License verification, Insurance validation, Tax documentation collection, Reference checks, Safety and compliance reviews

Ensure vendors meet organizational standards and customer requirements.

Monitor expiration dates for licenses, certifications, and insurance policies.

Maintain accurate vendor records within internal management systems.


Vendor Management:

Establish and track vendor performance metrics and scorecards.

Monitor key performance indicators such as: Response times, Work completion rates, Service quality, Customer satisfaction, Turnaround times

Conduct vendor business reviews and address performance concerns proactively.

Develop corrective action plans for underperforming vendors.

Recommend vendor retention, development, or replacement decisions based on performance data.


Operations Support:

Partner with operations teams to identify and assign experience in service providers for routine, project-based, and emergency work.

Ensure vendors fully understand job scopes, service expectations, and customer requirements.

Assist with issue resolution and service escalations when necessary.

Support the successful execution of maintenance and repair services across a diverse customer portfolio.


Cost & Contract Management:

Negotiate pricing, service agreements, and vendor terms.

Establish pricing benchmarks across service categories and geographic markets.

Evaluate quotes for competitiveness, quality, and accuracy.

Identify opportunities to improve margins through vendor optimization and sourcing strategies.

Maintain approved pricing schedules and vendor agreements.


Qualifications:

Education:

Bachelor's degree in Business, Operations, Supply Chain, Facilities Management, or a related field preferred.

Equivalent detail oriented experience will be considered.


Experience:

5+ years of experience in one or more of the following areas: Vendor Management Facilities Management Property Management Procurement Strategic Sourcing Service Operations Construction or Maintenance Services

Demonstrated experience building and managing subcontractor or vendor networks.

Experience using work order, maintenance management, vendor management, or service management software platforms.


Skills & Competencies:

Vendor sourcing and relationship management

Contract negotiation and administration

Project and program management

Data analysis and operational reporting

Cost management and budgeting

Problem-solving and conflict resolution

Strong communication and stakeholder management skills

Advanced Microsoft Excel proficiency

Experience with CRM, ERP, work order, or maintenance management systems

Ability to manage multiple priorities in a fast-paced environment


Compensation

$40.86-$45.23 Hourly
