Facility Services, Inc. (FSI) is seeking an experienced and highly motivated Maintenance Coordinator to support one of our strategic partners in delivering critical Base Operations Support Services at Fort Belvoir, Virginia.
Job Summary:
The Maintenance Coordinator is responsible for supporting Work Control in coordinating, scheduling, tracking, and documenting preventive maintenance (PM), corrective maintenance (CM), and service requests in support of a Base Operations Support (BOS) contract at Ft Belvoir. The Maintenance Coordinator serves as the primary liaison between customers, supervisors, technicians, subcontractors, and the Work Control Center to ensure maintenance activities are efficiently planned, prioritized, and completed in accordance with contract performance standards.
Responsible for the administration, maintenance, quality control, and reporting of the installation's BUILDER Sustainment Management System (SMS) database. The position supports the Base Operations Support (BOS) contract by ensuring facility inventory, condition assessment, component section inventory (CSI), and asset management data are accurate, complete, and compliant with Department of Defense (DoD), U.S. Army, and Engineer Research and Development Center (ERDC) requirements.
Works closely with BUILDER Facility Assessors, engineers, maintenance personnel, and Government representatives to process facility condition assessment (FCA) data, validate asset information, generate management reports, and support lifecycle planning and sustainment analysis.
The position requires strong organizational skills, customer service, and proficiency with Computerized Maintenance Management Systems (CMMS) such as Maximo, TRIRIGA, BUILDER, or similar asset management systems.
Essential Duties and Responsibilities:
The essential duties and responsibilities include, but are not limited to, the following:
- Supports O&M Manager and Shop Leads in coordinating daily maintenance work assignments for union maintenance personnel.
- Receive, review, prioritize, and process service requests and work orders.
- Schedule preventive maintenance activities in accordance with contract requirements.
- Coordinate labor, materials, equipment, and subcontractor support needed to accomplish maintenance work.
- Maintain accurate records within the CMMS.
- Monitor work order status from initiation through completion.
- Prepare daily, weekly, and monthly maintenance reports.
- Track backlog and assist supervisors with workload balancing.
- Maintain preventive maintenance schedules and recurring work programs.
- Assist with warranty tracking and equipment history documentation.
- Support asset inventory updates and equipment data management.
- Ensure work documentation complies with contract requirements and quality standards.
- Maintain records supporting contract performance metrics.
- Participate in inspections, audits, and quality assurance reviews.
- Assist management during emergencies, severe weather events, and contingency operations.
- Maintain and administer the installation BUILDER SMS database.
- Process data collected by BUILDER Facility Assessors.
- Generate standard and customized BUILDER reports.
Education and/or Work Experience Requirements:
- High school diploma or GED required.
- Associate degree in Business Administration, Facilities Management, Construction Management, or related field preferred.
- Minimum three (3) years of maintenance coordination, work control, facilities maintenance, or CMMS experience.
- Experience with BUILDER Sustainment Management System (SMS).
- Experience supporting military installations, federal facilities, hospitals, universities, or large commercial campuses preferred.
- Working knowledge of preventive maintenance programs.
- Experience with CMMS software (Maximo, BUILDER, TRIRIGA, IBM Maximo, SAP PM, or equivalent).
- Ability to read facility drawings and maintenance documentation.
- Strong computer skills using Microsoft Office Suite.
- Excellent customer service and communication skills.
- Ability to work effectively with union employees, supervisors, government personnel, and subcontractors
- Ability to prioritize multiple assignments in a fast-paced environment.
- Will also have knowledge and general proficiency in GFEBS, Maximo, MS Office Suite (Word, Excel, PowerPoint, Outlook) and other required software that is used at the job site.
- Experience in O&M to include support of a work force that is responsible for O&M and repair of all facility systems, subsystems, and selected equipment typically found in a Base Operating Services contract.
- Must be able to read, write, speak, and understand English.
- Must be able to pass a company drug screen and background check. Must possess a valid state driver's license and insurable driving record.
Licenses and Certifications;
- Will have the 30-Hour OSHA Construction Safety & Health Training Certification
- Maximo, BUILDER, or CMMS software training
