**Please note that this is a 100% onsite opportunity with travel between Bemidji, MN., Red Lake, MN., and Cass Lake, MN. Relocation allowance OR weekly living allowance will be made available for qualified candidates who may need to travel back/forth to this work location. This is a 5-year project for a full-time W-2 position.**

Position Summary
This position operates and maintains utility systems of boiler plants, air conditioning, heating distribution systems, fire alarm systems, domestic water systems, generator power systems, and building automation systems on a continuing basis. Adjusts and regulates a variety of automatic or manually controlled auxiliary equipment to ensure maximum operating efficiency of the systems. Provides recommendations and expert advice on the operation and maintenance of building systems.

Essential Functions
Utility and Building Operations
- Works with boilers, hot water heaters, pressure vessels, air handlers, chillers, electrical systems, various pumps and facility related equipment. Performs preventative maintenance on air handlers, various boilers, chillers, gas systems, water systems, and other systems on the Nuvolo Preventive Maintenance (PM) Schedule. Completes boiler logs, Nuvolo reports, daily work logs, PM and work orders as described in the Maintenance procedures.
- Maintains and monitors the operation of equipment using a computerized control system. Operates the Johnson Controls control systems computer, related devices, various remote panels and fire alarm protection system; therefore, required to fully understand all computerized printouts and relate them to the blueprints.
- Troubleshoot and diagnose the cause of equipment and system failures, locate and order repair parts, and make repairs when possible to a wide range of facility related equipment and systems.
- Make repairs, such as seals on pumps, kits on valves, kits on faucets, adjustments on thermostats, and humidistats, and other facility equipment including automatic dishwashers, freezers, air compressors, garage door operators, etc.
- Performs installation and repairing of various piping, systems and related equipment. Piping systems will include sewage, water (municipal), hydronic heating and cooling etc. Works from blueprints and sketches to layout and install piping systems and equipment. Adheres and uses all required safety practices and procedures when needed to modify and repair piping systems using acceptable trade techniques combined with plumbing codes and OSHA regulations.
- Maintains hospital and grounds surveillance.
Programmatic Oversight
- Incumbent works independently under the general supervision of the immediate supervisor who issues assignment. Incumbent uses established plant operations, determines areas of difficulty, orders supplies, parts and materials to keep the plants operating. Work is subject to spot checks by the supervisor. Provide immediate and effective maintenance and repair upon all equipment within the hospitals. The Hospitals depend upon proper operation for the boilers, the heating, ventilation and air conditioning systems, etc. CMS accreditation is dependent on accurate records and logs produced. The preventative Maintenance Program is essential to ensure reliable and proper operation of service unit equipment.
Qualifications, Certifications, and Experience:
- Thorough knowledge of piping systems and related equipment.
- Ability to work from blueprints and sketches to layout and install piping systems and equipment.
- Knowledge of and skills of applying the practices of OSHA, NFPA, CMS regulations for the operation of all building systems within the facility. Working knowledge of equipment including air handlers, boilers, chillers, gas systems, etc.
- Knowledge of and skills to work with building automation systems, and other digital devices.
- Knowledge to apply computer generated system reports to vendor drawings.
- Knowledge to investigate, troubleshoot, and correct any non-normal conditions discovered on reports.
- Knowledge of and skills to apply the calibration and/or operation of thermostats, humidistats, VAV boxes, relays, temperature indicators, various gauges and other control devices.
- Working knowledge of fire alarm panels, pneumatic systems, dampers, annunciation panels (fire, medical gas, etc.), air flows, valve operations, generators and generator controls.
- Knowledge of and ability to work safely with tools and equipment such as sewer drain cleaning machines, welding machines, cutting torches, soldering tools, drills, grinders and various hand tools.
- Knowledge of shop mathematics to figure angles, lengths, etc.
- Comprehensive knowledge of safety codes and regulations for hot water boilers and pressure vessels.
- Knowledge of boiler operation.
- Knowledge of geo thermal loop systems
- Knowledge of energy recovery chillers and cooling towers.
- Knowledge to safely handle and add chemical treatments.
- Knowledge of and with the operation building systems within health care facilities.
- Working knowledge of equipment including centrifugal pumps, air handlers, boilers, chillers, gas systems, furnaces, DX coils, cooling towers, heat exchangers, etc.
Work Environment
- Work is primarily performed inside, however, occasional outside work is required in all types of weather. The incumbent is exposed to dust, gas, smoke, ash, scalding water and burns, etc
- The position requires a considerable amount of bending, stooping, lifting, and crawling in and about equipment when performing maintenance and repairs. The USO will be required to lift and move weights of up to one hundred (100) pounds.
- Position may require working nights, holidays, weekends, and callback.
Physical Demands
Standing and Walking:
- Long periods of standing and walking throughout the facility to inspect systems, supervise repairs, or respond to urgent maintenance issues.
Lifting and Carrying:
- Lifting and carrying tools, equipment, or materials, often up to 50 pounds.
- Occasional assistance with heavier loads using proper lifting techniques or team support.
Climbing and Balancing:
- Climbing ladders or stairs to reach equipment or inspect roofs, HVAC units, or other elevated systems.
- Working on uneven or elevated surfaces.
Bending, Kneeling, and Crouching:
- Performing repairs or inspections in tight or awkward spaces.
- Installing or adjusting systems at ground level or under equipment.
Manual Dexterity
- Using hand tools and power tools that require fine motor skills.
- Performing tasks that demand coordination and precision, such as wiring or component adjustments.
Visual and Auditory Demands
- Reading blueprints, gauges, or computer screens.
- Identifying system alerts, alarms, or malfunctions by sound.
Handling Environmental Conditions
- Exposure to temperature extremes (boiler rooms, rooftops).
- Working in noisy, dirty, or poorly ventilated areas.
- Exposure to potentially hazardous materials or environments (e.g., chemicals, biohazards) requiring PPE.
Emergency Response
- Being on call or responding to facility emergencies at any hour.
- Rapid physical movement during critical incidents like system failures or natural disasters.

Home Office Connectivity Requirements for Hybrid & Remote Positions
To ensure reliable collaboration, client service, and secure access to company systems, the Company requires minimum connectivity standards to be eligible or remain eligible to work in a hybrid or remote capacity. Employees working remotely must maintain broadband internet service capable of consistently supporting video conferencing, VPN connectivity, and cloud-based applications. Hybrid or remote work eligibility may be reassessed if connectivity standards are not met. This includes:
- Wired broadband service (cable, fiber, or DSL) with at least minimum 100 Mbps download / 20 Mbps upload
- Some positions may require minimum 200-300 Mbps download / 25-35 Mbps upload speed
Cellular hotspot or fixed wireless cellular services (e.g., T-Mobile Home Internet) may not be used as a primary connection. The Company will comply with all local, state, and federal requirements as it relates to the reimbursement of home internet expenses. Eligibility for reimbursement of home internet expenses is defined in a separate policy.
