Portfolio Manager
Responsibilities:
• Direct daily operations for assigned commercial properties, ensuring each asset is maintained to a high standard with strong attention to detail and runs efficiently.
• Coordinate tenant onboarding activities, respond to occupier needs, and foster productive relationships that support long-term satisfaction and retention.
• Lead capital improvements and other property initiatives by managing scope, contracts, budgets, schedules, and communication with vendors, tenants, and internal stakeholders.
• Administer lease-related matters, prepare required documentation, and support space changes such as renewals, expansions, and reductions.
• Perform routine site reviews of buildings, equipment, and grounds to identify issues, uphold appearance standards, and verify operational readiness.
• Establish and maintain emergency response protocols and preventive maintenance plans to reduce risk and support reliable building performance.
• Oversee service requests and work orders to ensure issues are resolved promptly and in line with tenant expectations.
• Manage third-party service providers, confirm compliance with insurance and contract requirements, and monitor the quality and timeliness of completed work.
• Develop operating budgets, track financial results, review receivables and expenses, and explain budget-to-actual variances throughout the year.
• Supervise property staff through hiring, coaching, performance evaluations, and goal setting while contributing to broader departmental projects as needed.
Qualifications:
• Bachelor’s degree required.• Active Florida real estate license required.
• 5–7 years of experience managing commercial properties or comparable building operations.
• At least 3 years of leadership experience overseeing on-site employees and external vendors.
• Strong command of budgeting, financial analysis, lease administration, tenant relations, and collections processes.
• Experience coordinating commercial construction or capital improvement projects, including vendor oversight and cost control.
• A designation in commercial real estate or property management is preferred.
• Strong communication, leadership, customer service, and problem-solving skills, with the ability to manage multiple priorities independently.
Compensation
